Our Services

MANAGEMENT ON MONTHLY RENTAL:

This is divided into two categories:

  1. Our Placement commission fee is 6% of the contract and 6% Monthly Management of the Rental amount for a period of the lease contract is charged, until such time that the tenant vacates.
  1. The second option is to pay the monthly combined amount. This is more reassuring for you as the investor.  This means that if a tenant absconds the unit, you have not paid any upfront fees for the placement thereof.  The shortfall will be collected from the tenant directly.

We also offer a reduced renewal fee of 5%, when a tenant decides to renew their contract.

Our main focus is on our investors, to ensure that the tenants are at minimal risk, to our investors.  All our documents are regularly updated as changes enter the legal system.  Thus, our tenants, are given the correct legal warnings.  It would be an absolute honor, for us to prove ourselves to you, our clients.

All deposits, including Electricity and Water Deposits, will be placed into Rent a Roof Trust Account as per legal Requirements.

Our Advertising Portal is effective and efficient. Pricing will always be realistic according to statistics, resulting in speedy sales.

WE ALSO PROVIDE A ONCE-OFF PLACEMENTS:

Once off placements, will be charged at 10% of the contract basis or 1 month’s rental.  This means we source your tenant and charge the commission, and you manage the unit on your own should you opt for this.

PLEASE NOTE:

Your tenants will be alerted towards the end of their lease for renewal purposes.  All renewal requests will be performed, and the owners will be informed accordingly, as all documentation required by law will be drawn up to confirm the extension or notice of lease agreements.  The placement fee will still apply for renewals, but at a reduced 5%.

All statements are delivered to tenants monthly, including utilities and added costs from the landlords.

LEGAL ASSIST:

Our collection assistance is Unique.  This fee is purely for the benefit of the collection of your arrears.  Arrears are not a standard service provider for owners.  Once you subscribe to the legal assist fees, you will receive our undivided attention on pursuing the tenants for their arrears in conjunction with the legal compliance.  I as principal represent owners personally at the Rental Tribunal Courts to endeavour to get a judgement on the default tenants.  This works eventually as the order made by the Tribunal is considered a high court order.

We also offer dedicated sales services.  Properties are evaluated, and the market price is determined as per market tendencies.  Our advertising platforms are effective.  In the 18 years of my existence, our portal is effective and competitive.
