THE ADVANTAGES OF USING RENT-A-ROOF WEST AS PLACING TENANTS, MANAGING AND SALES
Firstly, the majority of Lessors, like yourselves, simply do not have the time to advertise & take prospective tenants to view your property. Furthermore, the screening & authenticating of prospective tenants is costly and time-consuming. As a result of the consumer act constantly changing, proper paperwork must be in place in the event that litigation and legal action against nonpaying tenants is required.
We evaluate the current Rental Market and eliminate any frustration and empty promises on fictitious promises of over-expected rental or sales pricing. This results in delayed placement or sales and continuous re-advertising. This delays properties being rented or sold. We price the properties, according to market-related values which ensures efficient, successful closing of transactions. As prospective clients, inquire about the listed properties, our consultants are at hand, to personally take them to view your property at arranged times. Feedback will always be provided.

MANAGEMENT FEE ON MONTHLY RENTAL
This is divided into two categories:
1. Our Placement commission fee is 5% of the contract and 5% Monthly Management of Rental amount for a period of the lease contract is charged, until such time that the tenant vacates.
2. The second option is to pay the monthly combined amount. This is more reassuring for you as the investor. This means that if a tenant absconds the unit, you have not paid any upfront fees for the placement thereof. The shortfall will be collected from the tenant directly.
2.1 We also offer a reduced renewal fee of 5%, when a tenant decides to renew their contract.
Our main focus is you, our investors. All our documents are regularly updated as changes enter the legal system. Our tenants are given the correct legal warnings. It would be an absolute honor, for us to prove ourselves to you.
All deposits, including Electricity and Water Deposits, will be placed into a Regulated Trust Account.
WE ALSO PROVIDE A ONCE OFF ONCE-PLACEMENT COMMISION FEE
Once-off placements will be charged at 10% of the contract basis or 1 month’s rental. This means we source your tenant and charge the commission and you manage the unit on your own should you opt for this.
RENEWALS
Owners will be informed accordingly, on the renewal of contracts, and all legal documentation required for this purpose will be drawn up to confirm the extension or notice of lease agreements.
All monthly statements are electronically delivered to tenants, which includes utilities and other costs applicable to tenants.
LEGAL ASSIST
Our collection assistance is Unique. This fee is purely for the benefit of collection on your arrears. Arrears are not a standard service provider to owners. Once you subscribe to the legal assist fees, you will receive our undivided attention on pursuing the tenants for their arrears in conjunction with the legal compliance.
DEVELOPMENT PROJECTS AND SALES
We also offer dedicated sales services. Properties are evaluated and the market price is determined as per market tendencies. Our advertising platforms are effective. In the 18 years of my existence, our portal is effective and competitive.
On signing a sole and exclusive mandate, we commission professional photographers. They provide us with videos and drone footage as well as photos which are used to provide an exclusive advertisement.
We have recently entered into development complexes in 2020. We have found this to be, a much-desired and exciting venture. I have a phenomenal Bond Originator and attorney on board as well.
